You can generally build under Permitted Development if your extension: - Extends no more than 3 metres beyond the original rear wall of a terraced or semi-detached house, or 4 metres for a detached house. - Is no higher than 4 metres overall. - Doesn’t cover more than half the garden area. - Uses materials similar in appearance to the existing house. - Has eaves no higher than 3 metres if within 2 metres of a boundary.

If you want to extend further — up to 6 metres for semi-detached or 8 metres for detached homes — you can apply for Prior Approval. This is a simplified process where your council notifies neighbours and checks key factors like impact and size, but it’s still faster than full planning.
